Where Embassy TechVillage is
TechVillage is on Bengaluru's Outer Ring Road. The REIT describes it as an integrated office park that works as a complete business ecosystem, with offices, hotels and shared facilities on one site.
The newest part of the campus, which the REIT calls Parcel 8, was planned with a Hilton hotel, a Hilton Garden Inn and conference facilities, and with a direct link to a proposed metro station. The REIT has also proposed a skywalk across the Outer Ring Road.
How big it is
The park has 9.2 million square feet of completed space and 0.5 million still in development, for a total of 9.7 million.
Most of the planned campus is now built. In June 2021 only 6.1 million square feet was complete, with 3.1 million under construction. Five years later the completed figure is 9.2 million. TechVillage accounts for about 21% of the REIT's completed office space and about 24% of the value of its office portfolio.

TechVillage has been close to full in every disclosure we looked at. Occupancy was 97.8% in June 2021 and 96% in June 2026, and its low point in between was 93%, at a time when new buildings were being added.
Rents have risen from ₹71 to ₹90 per square foot a month, up 27%. Leases have an average of 9.2 years left to run.
In its FY2021 annual report the REIT said the park had more than 40 corporate occupiers employing over 45,000 people. It has not published a more recent count for this park alone, so those figures are now several years old.
Who owns it
Embassy TechVillage is owned by Embassy Office Parks REIT, a real estate investment trust listed on the NSE and BSE. The REIT owns 43.5 million square feet of completed offices in five cities, let to 285 occupiers.
